Spacious House in Roquebrune-Sur-Argens with Private Parking

Luxury villa with sea view at 500m! of the sandy beach. Quiet area. Heatable outdoor pool and air-conditioning. The villa is located in a closed domain, in a green and quiet part of the Côte d'Azur (without high-rise buildings), near St-Tropez, Cannes and Nice. The swimming pools (indoor and outdoor pool) and the short walking distance (500 m) to both the sandy beach and the coastal town of San Peire (Les Issambres) give the great advantage that you can enjoy in peace, without having to use the car every day .

Wonderful, quietly located, Provencal villa, completely new furnished in 2019 with 6 bedrooms and 3 bathrooms. The villa is ideal for a stay with family, or several families with children, with a total of 10-12 people. The many, partly covered, terraces of over 150 m² always provide sufficient shade and the possibility to find a quiet spot. There are 4 bedrooms on the ground floor and 2 bedrooms on the 1st floor.
The villa is air-conditioned (living room, 5 bedrooms and the kitchen) and has a lockable, heatable saltwater outdoor pool of 9 x 4 meters with a “plage” for small children (20 cm shallow water), as well as an indoor pool. The indoor pool of 3 x 4 meters, is equipped with a counter-current installation, so you can swim endlessly.

The Mediterranean garden (with figs, olives and plums) and outdoor shower, offers a beautiful sea view over the bay of Saint-Tropez and has spacious, partly covered terraces with lounge sets, luxurious and comfortable lounge chairs, gas barbecue, dining tables and - chairs.

The villa is fully equipped and furnished with an eye for detail. There are electric shutters, satellite TV, Smart TV and WLAN. The kitchen is equipped with Miele dishwasher, oven / microwave, fridge with separate freezer, induction hob and fully automatic coffee maker. The bedrooms have ample closet space and first class beds (Auping) and a mosquito screen in every bedroom to ensure a good night's sleep.

In short, a comfortable and spacious house that has a lot to offer, partly due to its quiet location a short walk from the sandy beach (with restaurants and sunbed rental) and the coastal village of Les Issambres, with many facilities and a nice marina. From this port there is also a direct boat connection to Saint Tropez (12 minutes) and Cannes!

The villa has a heated saltwater outdoor pool of 9 x 4 meters with automatic poolcover and a “plage” for small children (20 cm shallow water), as well as an indoor pool. The fully enclosed Mediterranean garden (with figs, olives and plums) and outdoor shower, offers a beautiful sea view on the bay of Saint-Tropez and has spacious, partly covered terraces with lounge sets, luxury and comfortable garden chairs, gas barbecue, dining tables and lounge chairs.


The villa can only be rented on a weekly basis, with arrival and departure on Saturday.The swimming pool heating and the use of the air conditioning can only be supplemented jointly (optional). Unfortunately, this could not be included in the price table in this way.The tenant must agree to the tenant's rental conditions and house rules.Pets; only dogs allowed (maximum 2) and if registered in advance.

    “Das Haus ist grundsätzlich sehr schön und hat sowohl eine ganz tolle Lage als auch eine tolle Ausstattung. Beides wäre für sich genommen 5 Sterne wert. Aber:

    Das Objekt liegt in einer "Gated Community", also mit Zugang nur für Anwohner. Diese Gated Community hat eine strenge Hausordnung, die unter anderem die Nachtruhe von 22 Uhr bis 7 Uhr morgens regelt. Der stellvertretende Präsident der Anlage wohnt direkt im Haus nebenan und hat uns bereits am ersten Tag persönlich zur Einhaltung dieser Regelung aufgefordert. De facto war dadurch der Außenbereich ab 22 Uhr nicht nutzbar.

    Unbedingt sollten Sie am Anreisetag sämtliche Vorschäden im Haus (z.B. Flecken auf Polstermöbeln) fotografisch dokumentieren und sich von der Verwalterin schriftlich bei Übergabe der Schlüssel bestätigen lassen. Dies erleichtert die Abwicklung nach dem Aufenthalt inklusive vollständiger Rückzahlung der Kaution.

    Das 6. Schlafzimmer ist eine Art Kinderzimmer mit Etagenbett und für ein Paar oder 2 Erwachsene ungeeignet.”

    “Liebe Frau S, unser Nachbar hat Sie belogen, dass in der "Gate Community" strenge Hausregeln gelten würden! Im Gegensatz zu dem, was unser Nachbar Ihnen gesagt hat, hätten Sie das Außenbereich ohne zeitliche Begrenzung nutzen können. Schließlich gelten in der Domaine bezüglich der Lärmbelästigung keine anderen Regeln als in ganz Frankreich gesetzlich vorgeschrieben sind. Schade, dass Sie mich nicht sofort informiert haben, dann hätten wir diesen Missstand sofort abstellen können. Wir werden unsere zukünftigen Gäste ab sofort über das Fehlverhalten unseres Nachbarn informieren. Es tut mir leid.
    P.S. Das Fehlverhalten des Nachbarn hat dazu geführt, dass er aus dem Vorstand der Eigentümergemeinschaft ausgeschlossen wurde.”
